Flat Roof Preventative
Maintenance
Preventative maintenance for flat roofs across London and Southwestern Ontario, including scheduled inspections, drainage clearing and condition reports.
Flat roof maintenance catches problems early
A flat roof rarely fails in the middle of its open surface. Problems usually begin around vulnerable details: a lifting seam, flashing pulling away from a wall, or a drain clogged with leaves. After a few Ontario freeze-thaw cycles, a minor issue can become a serious leak and damage the building below.
Preventative maintenance is how you stay ahead of that. We build customized maintenance programs: inspect on a schedule, clear the drainage, fix the small stuff while it’s still small, and hand you a written condition report. Every roof we install already includes a five-year maintenance plan, because it’s what makes membranes last.
What’s included
Scheduled inspections
Seams, flashings, drains and membrane checked on a regular calendar, not just after a leak.

Drains, scuppers and gutters cleared so water does not sit on the membrane.
Small repairs, done early
Lifted seams and loose flashings fixed on the spot, before they grow into leaks.
Documented condition reports

Roof maintenance FAQs
How often should a flat roof be inspected?
At least annually, and ideally after severe weather. We’ll recommend a schedule based on your roof’s age, system and condition.
Where do flat roofs usually fail?
Most problems begin at seams, flashing, drains and roof penetrations. Those areas receive the closest attention during an inspection.
Does maintenance really extend roof life?
Yes. Catching lifted seams and blocked drains early prevents the water damage that shortens a membrane’s life, so the roof lasts closer to its full potential.
Do you maintain roofs you didn’t install?
Yes, EPDM, TPO or modified bitumen, whoever installed it. The first inspection is free.
